Home Information Packs or HIPs are designed to improve the home buying and selling process. A HIP provides important information about a property so that buyers can make an informed decision before offering, and the sale is not delayed because of unexpected issues.

Yes, a Domestic Energy Assessor (DEA) will need to visit the property to carry out an energy performance survey. They will measure the area of the property and record information about its construction, heating and lighting systems. This typically takes between 40 and 90 minutes, depending on its size. The Assessor requires access to all rooms in the property and to the loft space.
It usually takes around 7 - 10 working days to complete the HIP.
Occasionally it can take longer if the local authority or water company are slow in providing the information, or if the Domestic Energy Assessor has to wait to access the property.
Most HIPs are supplied in electronic form as a PDF document. This means that they are portable, easy to file and can be swiftly sent to people who need them e.g. buyers and solicitors. A printed copy can be supplied on request.
While the property is on the market there is no need to update the pack. If marketing stops and re-starts for any reason e.g. because a sale has fallen through, a new pack is not required providing the property is re-marketed within one year of when marketing first began.
The cost of the HIP depends on whether it is a freehold or leasehold property. You can pay your HIP by deferred payment. This means that you can take out a credit agreement to postpone paying for the HIP for up to nine months giving you time to sell your property.
